Aqualane Shores: A Guide to One of Naples’ Most Walkable Waterfront Neighborhoods

What to know about waterfront living, boating, beach access, walkability and life in one of Naples’ most distinctive neighborhoods.
Vanessa Beretta  |  October 1, 2026

When buyers ask me where they can have real waterfront living and still walk to dinner, my answer is usually the same.

Aqualane Shores.

I grew up in Naples, and I've watched this neighborhood quietly become one of the most sought-after waterfront addresses in town. It doesn't have gates, a guardhouse or even a main entrance.

What it has is something harder to find: a boat at your dock, the beach a short walk or bike ride away, and Third Street South close enough that dinner doesn't require a car.

Here is what makes Aqualane Shores so special, and what I want every buyer to understand before they fall in love with a canal view.

Aqualane Shores at a Glance

  • Where it is: Just south of Old Naples in the 34102 ZIP code, between the Gulf of Mexico and Naples Bay.
  • Homes: Roughly 350 single-family homes, many on deep-water canals with private docks.
  • Boating: Naples Bay to the Gulf through Gordon Pass, with routes generally free of high fixed bridges.
  • Walkability: Close to Third Street South, Fifth Avenue South and the beach.
  • Gated: No. It's an open, traditional neighborhood.
  • Median sale price: About $9.75 million (12 months through September 2026, NABOR MLS).
  • Best for: Boaters who want to walk to dinner and the beach.

Where Aqualane Shores Is (and Why Location Is the Whole Story)

Aqualane Shores sits just south of the heart of Old Naples, in the 34102 ZIP code, between the Gulf of Mexico and Naples Bay. That location is the reason people love it.

You're not choosing between the water and downtown.

You get both.

  • Third Street South and Fifth Avenue South are both close by
  • The Gulf beaches and Naples Pier are nearby
  • Naples Bay and the neighborhood's canals are right at your back door

Not many neighborhoods in Naples can say that.

Some give you the beach but not the boating. Others give you the water but not the walkability. Aqualane Shores gives you all of it in a small, tree-lined footprint.

A Little Aqualane Shores History

Aqualane Shores was carved out of mangroves just south of downtown Naples, dredged into a network of canals and planned from the start around boating. It was one of the city's early planned waterfront communities, and most of the original homes went up in the 1960s and 1970s.

Today, many of those mid-century homes have been renovated or replaced with new construction, but the neighborhood still has its original bones: tree-lined streets, no gates and a dock behind almost every canal-front home.

The Canals: The Heart of the Neighborhood

The canals are what set Aqualane Shores apart.

Many of the homes sit directly on the water, which means your backyard is a working part of the neighborhood. You'll see boats heading out for the day, paddleboards gliding by in the morning, and dolphins and manatees making appearances more often than you'd expect.

Sunsets over the canals are their own kind of Naples magic.

Living on a canal is a lifestyle, and it comes with details worth understanding:

  • Frontage and orientation: The direction your dock faces can affect sun, breeze and how you'll use your outdoor space.
  • Seawalls and docks: Their condition matters a great deal, and replacing them is a real expense. This is one of the first things my brother Greg looks at with buyers. He has extensive hands-on experience with the building process for waterfront homes here and knows what questions to ask.
  • Water access: Depth and clearance vary from canal to canal, so they need to match the boat you own or plan to buy.

Every canal has its own personality. Two homes just a few streets apart can feel completely different.

Boating From Your Backyard

If boating is part of your plan, Aqualane Shores offers some of the most convenient boating access in Naples.

You can leave from your own dock, cruise through Naples Bay and reach the Gulf through Gordon Pass. In practice, that means:

  • A morning run to a sandbar or a day trip down the coast
  • Sunset cruises without loading a trailer or paying for a slip
  • Dinner by boat at a waterfront restaurant
  • Fishing, paddling and paddleboarding right from home

There is a big difference between keeping a boat behind your house and storing it at a marina. Once you have the convenience of walking out your back door and getting on your boat, it's very hard to give that up.

If you're a serious boater, I'll always tell you to check the details: seawall age, dock length, lift capacity, canal depth and clearance. The right house is the one that fits the boat life you actually want to have.

Shopping for a home with a dock? Book a 30-minute call, tell us about your boat and how you want to live, and we'll help you focus on the canals that fit.

Beach Access: Close Enough to Make It Part of Your Day

One of my favorite things about Aqualane Shores is how simple it is to get to the beach.

You don't need a beach club membership or a long drive to enjoy the Gulf. Walking or biking to the sand can become part of your routine. The Naples Pier itself is being rebuilt after Hurricane Ian, with construction underway since January 2026 (here's what we know about the timeline), but the beach is open and there are public beach access points close by.

Morning walk on the beach. Lunch back in town. Boat in the afternoon.

That's a completely normal day in this neighborhood, and I can't overstate how rare that combination is.

Third Street South: Your Neighborhood Village

Third Street South is one of my favorite places in Naples, and living in Aqualane Shores puts it within easy reach.

You can walk or bike over for coffee at Bad Ass Coffee, dinner at Campiello or Barbatella, drinks at The Continental, or a cinnamon roll at Tony's Off Third. Trust me on that one.

On Saturday mornings, the Third Street South Farmers Market is where you'll run into half the town.

It still has that small-town feel I remember from growing up here. There's always someone to wave at from across the street.

If you'd like to read more about it, I wrote a full guide to Third Street South.

Fifth Avenue South: Energy, Dining and Nightlife

When you want something livelier, Fifth Avenue South is close too.

It's the bigger, busier downtown destination, with restaurants like Ocean Prime, Del Mar, Bar Tulia and Pazzo, plus boutiques, galleries and plenty of activity.

Aqualane Shores residents get to enjoy the energy without living in the middle of it. You can go when you want to, then come home to a quieter street when you don't.

That balance is a big part of what makes this location so appealing.

Third Street feels intimate. Fifth Avenue feels lively. And from Aqualane Shores, you can move between the two depending on what the day calls for.

Aqualane Shores Homes for Sale: What to Expect

Aqualane Shores is known for its waterfront homes, and the range is wide. You'll find:

  • Classic Naples homes with real character and history
  • Renovated and expanded homes that have been thoughtfully updated
  • New construction and custom builds replacing older properties
  • Homes with pools, outdoor living spaces, docks and boat lifts designed for indoor-outdoor living

Lots are generally similar in size throughout the neighborhood, so the way a home is designed matters. Good architects and builders make every square foot of indoor and outdoor space work.

Since so many homes in this neighborhood are being renovated or rebuilt, buyers should think through a few things early:

  • Elevation and flood zone: These can affect insurance, building options and long-term costs.
  • Seawall and dock condition: Get these evaluated by an appropriate professional.
  • Renovate or rebuild: Some homes are great as they are. Others are best viewed as a lot with potential. This is where Greg's building experience can make a real difference in evaluating the numbers.
  • Insurance: Get quotes early, because they can shape your budget.

It's a special neighborhood, and it rewards buyers who do their homework.

The Lifestyle: What Daily Life Actually Feels Like

Ask anyone who lives here and they'll describe a rhythm.

Coffee on the dock. A walk or bike ride to the beach. Errands that don't need a car. A boat ride with friends on a Saturday. Dinner on Third Street, then a stroll home under the trees.

It's a neighborhood where people know their neighbors, where dogs get walked at sunset and where the water is part of daily life instead of a place you drive to.

It's active without being hectic, and social without being staged.

My Favorite Part of Aqualane Shores: 14th Avenue South

Some of my favorite Naples memories are on 14th Avenue South. Growing up, Greg and I would bike these streets with our dad, and every ride turned into a race to the beach. Greg was older, so he usually won. I still maintain I let him.

Riding down 14th Avenue South today, it still feels like that: big shade trees, neighbors out walking their dogs, and the Gulf opening up at the end of the street. It's the best way I know to explain this part of Naples to buyers. You don't drive to the beach here. You race your family to it.

If you want to see it for yourself, I'm always happy to do a neighborhood tour, by car or by bike.

Aqualane Shores Real Estate Market Snapshot (Fall 2026)

Here's where the Aqualane Shores market stood heading into the 2026–27 season, based on Naples Area Board of REALTORS® MLS data for the 12 months ending September 30, 2026:

  • Median sale price: about $9.75 million
  • Homes sold: 27, compared with 30 the year before
  • Months of supply: about 13.8 as of October 1, 2026

What that means in plain English: buyers have more choice right now than they did a few years ago, and pricing matters more than ever. Two homes on the same street can trade millions apart depending on water frontage, dock, elevation and age. That's why Greg prices every home canal by canal, not off a neighborhood average.

Want the latest numbers for a specific street or canal? Book a call and we'll pull them for you.

Who Aqualane Shores Is Right For

I find this neighborhood can be a great fit for:

  • Boaters who want dock-at-home convenience
  • Buyers who value walkability and want the option to skip the car for dinner or the beach
  • Second-home owners who want an easy-to-enjoy location close to everything
  • Full-time residents who want to be close to everything Old Naples offers

It may not be the right fit if you want a large lot, a gated community or a golf-course lifestyle.

But if the water and walkability are your priorities, it's a pretty special combination.

How Aqualane Shores Compares to Nearby Neighborhoods

  • Old Naples offers the classic downtown experience, with a mix of homes and a strong emphasis on walkability, dining and beach access.
  • Port Royal is one of Florida's most iconic residential neighborhoods, with larger estates and a different scale of waterfront living.
  • The Moorings and Coquina Sands are also popular with buyers who want boating, beach access and their own distinct neighborhood feel.

Aqualane Shores sits in a sweet spot: waterfront and walkable, without going all the way to estate-size living.

Selling Your Aqualane Shores Home

If you own in Aqualane Shores, you own one of the rare Naples neighborhoods that offers boating, beach access and walkability all in one place. Buyers here are informed, and many are shopping from out of state, comparing your home canal by canal.

Here's what we focus on when we list in Aqualane Shores:

  • Pricing to the canal, not the ZIP code. Greg leads our pricing and valuation, looking at water access, dock and seawall condition, elevation and the specific street, not just neighborhood averages.
  • Selling the lifestyle. Buyers are buying the boat ride to Gordon Pass and the walk to Third Street. Our photography, video and social media show exactly that.
  • Reaching the right buyers. Many Aqualane buyers come from the Midwest, the Northeast and beyond. With SERHANT., we market where they are.

Thinking about selling? Request a complimentary, no-pressure home valuation. Book a call and Greg will walk you through what your home could sell for, and I'll show you how we'd market it.

Why Work With The Beretta Group in Aqualane Shores

We're Vanessa and Greg Beretta, a brother-and-sister real estate team with SERHANT. Our family moved to Naples from Massachusetts in 2000, and we grew up here. We went to school here, spent our weekends on the water, and have watched neighborhoods like Aqualane Shores change over the years. We've been licensed for nearly a decade, and Naples is the market we know best.

I started my career in New York on Ryan Serhant's team in 2018, before SERHANT. was even a brokerage, then worked on a luxury team in Austin before coming home to build The Beretta Group with Greg. Today we work with buyers and sellers across Naples, from first homes to waterfront estates.

  • Greg leads pricing, valuation and negotiation, and has extensive hands-on experience with the building process for waterfront homes in Naples. That matters in a neighborhood where so many buyers are weighing renovate versus rebuild.
  • Vanessa leads marketing and strategy, from photography and video to social media that reaches buyers well beyond Naples.
  • Together, every client gets both of us: local knowledge, a clear read on value, and a plan built around how you actually want to live.
